Estate Agents

Post by radddogg »

Hi all,

As you know we are trying to sell our house. We have come to the end of our tie in period with the estate agents so we are now on a rolling contract. In the meantime I’ve advertised it on my company notice board and someone is now coming to view it off the back of it. I’m slightly aggrieved that we’ve had virtually no interest off the estate agent but I put a notice up and we get a viewing. I mean what are we paying them £2000.00 for?

I’m of the mind that if we accept an offer that the agency shouldn’t be rewarded for it but the mrs is saying that we can get in big trouble if we deal direct and we have to go through the agency. What are your opinions on this?

There are no opinions, its fact... they did not "introduce" the person interested so they are due no fees. End of.

I gotta go with Dan on this, they not provided a satifactory level of work, and they not done anything so why pay them bugger all.

Just to be on the safe side check your contract.

this is true mate, same way as if you were to advitise with a few companys your not going to pay all of them with a slice of pie as only one has sold the property,

if you sell the property yourself tell the mrs that 2k is yours and get something nice for your motor

Estate agents/letting agents, all a bunch of so-and-so's.

It's got to be money for nothing or there wouldn't be a dozen of them in every small town...

Indeed, our first experience with connels meant that for every house they DONT sell it earns them around £1100.

This was pre hips pack abolishment so they tried to get £450 out of you for that and then a further £650 withdrawel fees, shocking.

You really do have to treat them like a simpleton and explain exactly what you want to pay pretty much, most of them try it right on !

This is a good point as it is currently up with two agencies and we have it in writing that it is a winner takes all deal. So when I aregue with sarah I'll ask if she thinks we should pay both agencies?

We have included a 5% vendor gifted deposit with one agency whereas the other won't do so because their in house mortgage advisor gets kickbacks of Halifax for referrals and as Halifax won't accept vendor gifted deposits.....you get the picture. I think Sarah has it in mind that we have to go with the one with vendor gift if we sell with a vendor gifted deposit. As you say though there has been no referral. I'm sure the contract will clarify.

It seems a bit odd that you're having to try and convince her not to hand over £2k of hard-earned when you don't have to. Whose side is she on?

Perhaps just tell her to go make you a sammich and leave the thinking to the man :D

She's come round to my way of thinking once I said we'll have to pay two fees; one to each agency it is up with. She was like, err, lol-wut??
